APPLICATION FEE: Have a credit card ready before you start the application.

IDENTIFICATION: Each applicant must provide a government photo identification. You will have the opportunity to attach an image of your identification to the online application. 

PROOF OF INCOME: Each applicant must provide proof of income. You will have the opportunity to attach an image of your proof of income to the online application.
 

PETS AND SMOKING: If you have a pet or smoke, do not apply until you have verified with Rental Success® that the property you are applying for will allow smoking and/or pet(s).

RESIDENT BENEFITS PACKAGE:  The Rental Success® Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $45.00 per month, payable with rent.  Resident consents to receive SMS messages (including text messages), and telephone calls (including prerecorded and artificial voice and autodialed) from Rental Success® and the RBP Providers at the specific number(s) provided to Rental Success®, with service-related information, account information or questions, and/or marketing information. The Resident represents that the Resident is permitted to receive calls and text messages at the telephone number provided to Rental Success® by the Resident. Standard message and data rates may apply. SMS messaging services may be modified from time to time, for any reason, and without notice, including the right to terminate SMS messaging with or without notice, without liability to the Resident. The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.
 

REQUIRED INSURANCE:  For the duration of the Lease, Resident is required to maintain and provide the following minimum required insurance coverage: $100,000 Limit of Liability for Resident’s legal liability for damage to Owner’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage (“Required Insurance”). Resident is required to furnish Owner with evidence of Required Insurance prior to occupancy of leased premises and at the time of each lease renewal period.  If at any time Resident does not have Required Insurance, Resident is in breach of the Lease and Owner shall have, in addition to any other rights under the Lease, the right but not the obligation to purchase Required Insurance coverage protecting the sole interest of the Owner and seek contractual reimbursement from the Resident for all costs and expenses associated with such purchase.
 

HOLDING A PROPERTY: A property will be held only after a lease is fully executed and the security deposit is paid in full. A property may only be held for a maximum of two weeks without rent.
 

SECURITY DEPOSITS: Security deposits must be paid in full immediately after a lease is executed. Security deposits may not be paid in payments.
 

OCCUPANCY: Maximum occupancy is two persons per bedroom.
 

WHO MUST APPLY: A separate rental application must be fully completed and a separate application fee must be paid by each and every person age 18 and over that will live in the rental home - even if they are not signing the lease.

TENANT AGENTS: If a REALTOR® or rental locator is representing you be aware they do not represent the property you are applying for.  Verify anything you have been promised by your agent with Rental Success® before applying.

RESIDENT QUALIFYING CRITERIA:

• Each applicant must have at least one year continuous, verifiable employment.
   
• The total combined monthly income of all applicants that will be signing the lease must be at least two and one half times the monthly rent amount. You will have the opportunity to attach a paycheck stub to the online application.
   
• Applicant(s) will be automatically denied for any of the following reasons: falsification of application by any applicant, incomplete application by any applicant, insufficient income, criminal conviction of a violent or sex crime committed by the applicant or their dependent(s), illegal drug use by the applicant or their dependent(s), documented unruly or destructive behavior by the applicant or their dependent(s), having a FICO®2 credit score of less than 620, or having bad rental history. Bad rental history includes non-payment of rent, late rent payment, lease violations, eviction, poor housekeeping, frequent noise or disturbance complaints, and any continued action or inaction that resulted in an annoyance to a landlord, neighbor or neighborhood.
