Local and remote apartment staff at Rental Success® lease, manage, and maintain apartment communities on a centralized system through uniform operating procedures. Payroll and advertising expenses are eliminated for the assets in our care.
Each month Owner will pay Rental Success® 5% of the gross monthly rents collected that month.
This fee covers cost of local and remote staff, offices, systems, and technology required to provide the best in service to residents and ensure your asset is professionally taken care of.
Each time the Property is leased to a new tenant, Owner will pay Rental Success® a leasing fee equal to 50% of one full month's rent to be paid under the lease.
This fee covers the cost of marketing, advertising, local and remote leasing agent consultants, websites, lease forms, scheduling services, and technology required to keep your asset leased and occupied.
Each time a tenant in the Property renews or extends a lease, Owner will pay Rental Success® a renewal or extension fee equal to 25% of one full month's rent to be paid under the renewal or extension.
Resident retention dramatically minimizes make ready expense and vacancy loss. We focus on tenant relations with the goal of having residents stay. This fee covers the cost of inspections, leasing consultants, systems, and technology required to continually renew leases.
Each time Rental Success® arranges for the Property to be repaired, maintained, redecorated, or altered as permitted by this agreement, Owner will pay Rental Success® a service fee equal to 10% of the total cost of each repair, maintenance, alternation, or redecoration.
This fee covers the cost of staff, systems, and technology required to ensure we are available to residents and able to take action 24/7/365 on all repairs.
If Owner requests or instructs Rental Success® to coordinate or communicate with any insurance carrier regarding any casualty to or on the Property, or if Owner requests or instructs Rental Success® to appear in any legal proceeding or deposition related to the Property, Owner will pay Rental Success® $100.00 per hour for Rental Success®' time expended in such matters and in preparation of such matters.
Larger multifamily assets or those requiring dedicated onsite staff are each unique in their operation. We prepare a custom management plan and quote for each multifamily asset with 101+ units and/or with dedicated onsite staff.
