How to Contact Us
No Phone Calls or Voicemails
We, you, and your landlord are bound by your lease and the management agreement governing the property you have leased. All communication must be in writing in order to maintain proper documentation. We consider emailing us at firstname.lastname@example.org to be "in writing".
The only time you should call is to report a maintenance emergency. See Maintenance and Emergencies below.

Hours of Operation
Monday through Friday, 9:00 A.M. to 5:00 P.M.; closed weekends and holidays.
You're responsible for all utilities. Unless a utility is allocated or paid for by your landlord (check your lease), it must be started in your name prior to your move in.
Renters insurance is required. Your new home is insured by its landlord, but that insurance does not cover you or your belongings. You may obtain renters insurance from any insurance company. Most tenants obtain renters insurance from the same company they insure their auto with.
We will contact you the morning of your move-in date and provide you with a code to access your keys from the lockbox installed on the front door of your new home.
You'll be provided one key for the property at move in. Once you have moved in, a work order will be issued to have your home rekeyed. The locksmith will provide you with two keys. Additional, lost, or stolen keys will be at your cost.
Mailbox keys can be obtained at the U.S. Postal Service by taking a copy of your lease agreement and your ID to the nearest post office and letting them know you just moved into a new home.
We expect that all sets of keys and garage remotes be returned at the end of the lease. You will be charged for the cost to gain access and rekey the home if they are not returned to our office.
Inventory and Condition Form
The inventory and condition form needs to be completed and returned to our office within seven days of your move in date. Please don't forget to sign the checklist. The form can be returned via email at email@example.com, or in person at 1000 Heritage Center Circle, Round Rock, Texas, 78664.
Payments are due on the first of the month. Anything received after the first of the month is late. We give a two day grace period. You will be charged a late fee at Midnight on the fourth if you haven't paid rent in full by then.
If you are charged a late fee, do not attempt to negotiate it. Remember, paying rent on time is your duty, not ours.
Maintenance and Emergencies
Maintenance requests must be submitted through your resident portal or emailed to firstname.lastname@example.org. Repair requests are processed during regular business hours.
EMERGENCIES ONLY: Call Claudia Lozano at (737) 257-0000. Leave a voicemail if prompted. Do not call over and over. Please remember that emergencies are not based on a person's level of discomfort or frustration. An emergency is an issue that is causing or creating an immediate, ongoing, unescapable threat to life and/or property. Heating and cooling breakdowns are extremely frustrating but they are not emergencies.
Please be sure to park in the areas specified in your lease. Performing maintenance on your vehicle or storage of inoperable vehicles on the property is prohibited.
Condition of the Property
We work very hard to make sure you have a welcoming, warm, and safe home. Before any tenant moves in, we repair anything that may have been broken during the prior tenant's residency. We also hire a professional cleaning service before you move in. It's important to us to provide a fresh start for you. We expect that when you move out, the property is returned in compliance with the terms you've agreed to in your lease.
